The main element that will add the most value to ensure your bathroom is mold free and no water damage. Those two things will have a significant impact on the quality of the bathroom. The more updated it looks, the more it has value as well. Does it have too trendy or dated styling?
When we talk about value, we mean resale value and the value you will get from a well-designed bathroom. And if your bathroom is leakproof, clean, and stylish, you’ll get the most bang for your buck.
Mold free shower
For the best value in your bathroom, you’ll want no signs of water damage or leaking for the shower. I just bought a home, and basically, the second day we were here, we saw water leaking downstairs after a shower, and we immediately thought the tub was leaking!
But really, we discovered that it was from the kids splashing water out of the shower onto the floor, so you ultimately want the shower and the floor to be waterproof. The best thing you can do is install a waterproofing membrane under the tile and the shower. So, if you spill water out of the tub, you won’t see it on the ceiling below. If your bathroom is water-tight, it will always look fresh and clean.
Wood vanity
Most people notice the vanity in the shower first when entering the bathroom. So, getting a lovely wood vanity that looks unique and has some storage is always a great idea. You’ll want to complete the look with undermount sinks and good-quality faucets.
Choose a medium to light-toned brown wood or a white or black-painted vanity. You can always do a unique color if the styling coordinates with it. So, choose a historic color from Benjamin Moore and style your bathroom with decor to match.
Plenty of storage
Storage cannot be understated enough, so you’ll want storage in the vanity and a small linen closet. If you don’t have room for a linen closet, get creative with adding hooks everywhere and baskets for towels.
As always, you can locate a linen closet outside the bathroom in a hallway so you can have lots of hooks in the bathroom for enough towels or robes and extra in the linen closet for easy access.
Stylish mirrors
If you have one of those large builder-grade mirrors, add a wood frame around it or choose one mirror over each sink. Either way, it will make the bathroom look updated, which prospective buyers always like to see.
When choosing a mirror, get a wood frame that matches the vanity or metal. I often use brass. I like it when homes have an old-world charm, so brass is always a solid choice, but you can do any finish you like.
New toilet
Having a nice toilet can indicate that the bathroom is updated. Install a snakeless toilet that has no issues flushing or overflowing, people will notice. It’s nice not having to spend 30 minutes cleaning a toilet that can take 10 minutes with a snakeless toilet.
You also don’t want to go too crazy here. Try a white toilet that matches the style of your home. If you have an eye for style and can implement a black toilet or whatever color (seeing it done again and some people can pull it off), then go ahead, but remember, black is hard to clean.
Timeless tile
In terms of tile, go timeless. Penny round, hexagons, herringbone, or basketweave. They will always look good and exciting. You can do patterns in any of these, like incorporating some contrast with black and white.
You can’t go wrong with porcelain tile for the most part, but I would stay away from the 12×12. I may just be being a grouch, but I see them everywhere, and they are already becoming dated and there’s more interesting tiles out there. If you want a 12×12, make a black-and-white diamond pattern; less grout means less cleaning.
